The company offers a comprehensive range of professional and personalised property management and property consulting services for residential and commercial buildings. A client may appoint our company to offer all the relevant services and advise related to the management of a single property or a number of properties or buildings i.e. a single house/flat/office, multiple houses/flats/offices, a whole commercial or residential building or even a complex consisting of multiple buildings.

The company offers its services to individual owners, companies and administrative committees of communal buildings and its services can be engaged by an owner or the administrative committee or even both within the same building or by a property developer which administers properties.

The company always adheres to the prevailing laws, rules and regulations regarding a property and to a strict code of professional contact.


A. PROPERTY MANAGEMENT FOR COMMON AND COMMUNAL AREAS

    Our company can be appointed by the Administrative Committee or the property Developer to professionally manage the common and communal areas of a building to ensure an operationally well run, clean and efficient environment for the owners and residents of the building.

    Main services offered

    1. Total 365 property management and maintenance
    To manage all aspects of the Property on a continuous basis in co-operation with the Administrative Committee or Developer.

    Main elements of this service

    • Upkeep and maintain in good condition and functionality the Property and especially the common and communal areas, to identify and carry out on a continuous basis all necessary works for repair and maintenance
    • Uphold and maintain the legal requirements, rules and regulations regarding the Property and the obligations of owners, tenants/residents and the Administrative Committee or Developer
    • Professional management and handling of all delicate matters and independent implementation of rules and regulations and of Administrative Committee/Developer decisions, eliminating unnecessary friction between owners, tenants and residents
    • Arrange property insurance for the common and communal areas (legal requirement)
    • Carry out cleaning of the common and communal areas
    • Carry out pool maintenance and repairs (if the Property has a swimming pool)
    • Carry out gardening (if Property has communal gardens)
    • Arrange elevator maintenance (if necessary)
    • Carry out pest control when needed
    • Carry out regular inspections of the property and utility meters and provide inspection reports and readings on a regular basis (frequency to be agreed in advance)
    • Deal with all the subcontractors and service providers of the Property
    • Communicate and deal with all matters with authorities, utilities and service providers
    • Collect all invoices from utilities, subcontractors and service providers
    • Prepare a budget or the actual costs for common expenses, send statements, collect common expenses and pay for utilities, subcontractors and service providers by maintaining and managing the bank account(s) of the Property
    • Communicate with owners for any matter regarding common and communal areas
    • Provide reporting to the Administrative Committee or Developer regarding repairs and costs incurred including copies of all relevant invoices (frequency to be agreed in advance)
    • Provide reporting to the Administrative Committee or Developer regarding common expenses collections and outstanding debts
    • Set up, prepare and carry out the Annual General Meeting and Extraordinary General Meetings (if necessary) of the Property (legal requirement)

    Optional services (can select any number of additional optional services)

  • Prepare management accounts for common expenses (recommended)
  • Arrange to prepare audited financial statements for common expenses
  • Deal with owners for matters outside common and communal areas management
  • Install and monitor security cameras on the Property
  • Arrange private security services
  • Install and monitor access systems on the Property
  • Arrange the installation of solar photovoltaic systems for common electricity
  • Open bank account(s) dedicated to the Property (if not existing)
  • Deal with Land registry and District Administration matters
  • Legal advice and assistance on a retainer basis (in co-operation with external lawyers)
  • Debt collection procedures for problematic debts up to preliminary legal proceedings

2. Property Maintenance

Maintain all aspects of the Property on a continuous basis in co-operation with the Administrative Committee or Developer.

  • Upkeep and maintain in good condition and functionality the Property and especially the common and communal areas, to identify and carry out on a continuous basis all necessary works for repair and maintenance
  • Carry out cleaning of the common and communal areas
  • Carry out pool maintenance and repairs (if the Property has a swimming pool)
  • Carry out gardening (if the Property has communal gardens)
  • Carry out regular inspections of the property and utility meters and provide inspection reports and readings on a regular basis (frequency to be agreed in advance)
  • Arrange elevator maintenance (if necessary)
  • Carry out pest control when needed
  • Deal with all the subcontractors and service providers of the Property
  • Collect all invoices from utilities, subcontractors and service providers and provide those to the Administrative Committee or Developer for payment
  • Provide reporting to the Administrative Committee or Developer regarding repairs and costs incurred including copies of all relevant invoices (frequency to be agreed in advance)

3. Property Financial Management

Carry out financial management and reporting for the Property.

  • Open bank account(s) dedicated to the Property (if not existing)
  • Maintaining and managing the bank account(s) of the Property
  • Arrange property insurance for the common and communal areas (legal requirement)
  • Collect all invoices from utilities, subcontractors and service providers
  • Prepare a budget or the actual costs for common expenses, send statements, collect common expenses and pay for utilities, subcontractors and service providers
  • Carry out bookkeeping and provide reporting to the Administrative Committee or Developer regarding repairs and costs and common expenses collections

  • Prepare management accounts for common expenses (recommended)
  • Arrange to prepare audited financial statements for common expenses
  • Legal advice and assistance on a retainer basis (in co-operation with external lawyers)

  • Maintenance and repair services (arrange to maintain and/or repair on an ad-hoc basis any static part or mechanical/electric element within the Property)
  • Install and monitor security cameras on the Property
  • Arrange private security services
  • Install and monitor access systems on the Property
  • Arrange elevator maintenance
  • Arrange installation of solar photovoltaic systems
  • Pest control services
  • Management of the Property’s bank account(s), collection of common expenses and payment of invoices
  • Prepare budgets or the actual costs for common expenses and send statements to owners for payment
  • Bookkeeping and Preparation of Management Accounts and Audited Financial Statements

B. PROPERTY MANAGEMENT FOR PRIVATE PROPERTIES

    Our company can be appointed by the property owner or their agent or appointed representative or the property Developer to professionally manage a single or multiple properties by offering all the relevant services and ensuring a hassle free property ownership.

    1. Total 365 property management and maintenance
    To manage all aspects of the Property on a continuous basis in co-operation with the owner or their agent/appointed representative or the Developer.

    Main elements of this service

    • Upkeep and maintain in good condition and functionality the Property and carry out on a continuous basis all necessary works for repair and maintenance
    • Arrange to rent the property, by promoting and advertising the property, arrange viewings, finding suitable tenants, checking their background and obtaining references if necessary
    • Prepare the necessary rental contracts and documents and negotiate tenancy renewals on the best possible terms
    • Inventory list creation and follow up of all items within the property
    • Collect initial down payment and monthly rents and transfer collected rents to the principal
    • Pay all utility bills/expenses/taxes the owner must pay in relation to the property
    • Manage the transfer of utility bills to/from the tenant (if required)
    • Manage all tenancy issues and/or disputes
    • Arrange property insurance
    • Carry out regular inspections of the property and utility meters (frequency to be agreed in advance)
    • Carry out pool maintenance and repairs (if the Property has a swimming pool)
    • Carry out gardening (if Property has gardens)
    • Carry out pest control when needed
